JACOBS'S WELL COTTAGE COURT

CONCEPT

The Cottage Court design consists of a series of small, detached homes located on individual lots, surrounding three sides of a shared court or Central Green.  Four separate courts are planned with approximately 10-12 houses in each court. Several courts will be designated exclusively for Seniors. A private lane around the outside perimeter of a court will provide access to parking at the rear of each home. The front of each home features a large covered porch that faces the Central Green which takes the place of a private open space and becomes an important community-enhancing element. Construction will employ eco-friendly, energy-efficient, low maintenance design and materials such as metal roofs, cement board and rock exteriors, tankless water heaters, ductless heating and air conditioning and optional solar panels.


LOCATION

The development will be on 4.65 acres located on the corner of Jacob’s Well Road and Pleasant Valley within walking distance of Jacob’s Well Natural Area and a short drive to Wimberley Square.


LOTS

All lots are 30x50 ft. Setbacks will create a more generous space between homes than many larger home developments. The front and back will have zero lot lines allowing for a 6x20 ft. front porch and a 12x20 ft. private driveway in back with a carport or garage and space for a rear private patio or garden. There will be no lots adjacent at the front or back of your lot, only the Central Green in front and a greenbelt buffer area behind.


DEED RESTRICTIONS AND PROPERTY OWNERS ASSOCIATION

Neither short-term rentals nor rentals less than one year in length will be allowed in order to preserve the integrity of the development. A complete set of deed restrictions will be available at a later date.  The Central Green and all outside common areas will be owned and maintained by a Property Owners Association which will establish their own rules and regulations.
